Finding New Tenants

We manage your rental property. From move-in to move-out, you get the peace of mind that comes with knowing your investment is being handled well. Everything from collecting rents to managing repair requests to keeping you aware of what is going on – we manage the property so you don’t have to.

Move-In and Move-Out

We can help you find a qualified tenant for your property through our screening process. Once you’ve approved your next potential tenant, we get started! Our team handles everything from scheduling a move-in date to collecting the deposit and creating a detailed move-in report.

We cover all the bases, so that you don’t have to worry about your property. Everything is taken care of, from move-in to move-out.

Included:

Move-In:

  • Once you (the owner) approve a potential tenant, they will be notified that the hold fee is due and a move-in date is set.
  • On the day of move-in, photos of the rental will be taken of its current condition (for comparative use at move-out if needed), and a report will be completed showing any existing flaws prior to occupancy. 
  • The tenant will be given the right to inspect the premises to assert the accuracy of the form and sign that the home is in good and habitable condition.
  • The tenant will be walked through the contents of the lease, including rules and regulations, and any questions answered.
  • The first month’s rent will be collected and the keys will be transferred to the new tenant.

Move-Out:

  • During the move-out inspection, the previous move-in report will be used to note damages caused by the tenant, and photos are taken showing the extend of repairs needed.
  • If needed, a quote will be completed to document the cost to repair any damages found during the move-out inspection and a statement listing the exact amount of the retention of the security deposit will be given to the tenant.
  • Any funds needed for repairs will be held for the owner to use.
